Annual Report of the Zoning Board of Appeals

In 2025, the Zoning Board of Appeals received thirty-three (33) applications filed with the Town Clerk, including variances, special permits, planned developments, and modifications. Of these, twenty-seven (27) were approved, one (1) was withdrawn, and two (2) were denied. As required by Massachusetts General Laws, the Board held public hearings for each application and, following deliberation, issued written decisions that were recorded in the Office of the Town Clerk. Application materials, filing instructions, and public hearing agendas are made available on the Town’s website to promote transparency and public access.

Somerset’s Zoning Bylaw was adopted by Town Meeting on June 27, 1955, and has been amended over time to respond to changing land use needs and community priorities. All zoning amendments approved by Town Meeting, including changes to the official Zoning Map, are submitted to the Office of the Attorney General for review and approval in accordance with state law.

The Zoning Bylaw and official Zoning Map are available at no cost on the Town’s website under the Zoning Board of Appeals department page, with hard copies available for purchase through the Office of the Town Clerk. Application forms and required filing materials are accessible both online and in the Town Planner’s Office.

Through its review of applications, the Zoning Board of Appeals works to ensure consistency with local bylaws and state law while balancing development objectives with the protection of neighborhood character and the public interest.
